One of Sri Lanka’s frontline construction firms, International Construction Consortium (Pvt) Ltd., has embarked on an ambitious Rs.4 billion apartment complex in Galle.

The oceanfront serviced apartments concept, initiated by ICC, is one which goes beyond  horizons in the real estate industry.

Inspired by the  success of service vacation  condominiums on the beaches of  Asia and Australia,  the oceanfront  condominiums, were  first developed  on the pristine beaches of Nilaweli  and it paved the way for the expansion  of the brand, ICC Chairman Harsha de Saram said  in a media release.

“The construction on Oceanfront Condos, Galle, commenced in June 2018, and we have completed two floors. The project will be completed by June 2020,” he said.
This apartment complex will comprise 15 floors which will house 92 apartments.  There will be seven large penthouses comprising square 2626 feet and 90 percent of the remaining apartments which will be Duplex apartments which will have two views of the sea at two different levels.

There will be three types of Duplex apartments.

Type A will have  three bedrooms  ranging from 1501  to 1597 square feet,  Type B  with three bedrooms  ranging from 1548 to 1620 square  feet,  and Type F which will have two bed rooms  on 958 square feet.

“What is unique about the entire concept of the company is that in sharp contrast to other developers, we do not pre-sell where the apartments are sold by showing the buyers the bareland, but we sell only on the commencement of the construction,” de Saram said.

A unique aspect of this project is that  it will cater to  both buyers  who want  it for residential purposes  and also  investors who  live overseas  who want to not only to buy them to stay in Sri Lanka  but those  who are on holiday here  as well as those who are  wanting to buy them to rent them out as well.

ICC will be arranging tenants for those who want to rent out their apartments as well, he said.

Some of the flagship projects of ICC include: Iceland Residencies at Galle face, Colombo 3,  Anantara Tangalle, Institute of Technology, Moratuwa, and Havelock City, Colombo 6.
